How do I choose a Realtor in Orlando?

Updated September 22, 2026 · By Matthew Hughes, REALTOR®

Start with evidence of real transaction experience, then evaluate how the agent thinks.

A strong Orlando Realtor should be able to explain how they determine value, how they create leverage, how they handle competing offers and what they do when a transaction becomes difficult. Marketing matters, but the agent’s judgment matters throughout the entire deal.

1. Verify the basics

Confirm the agent’s Florida license, brokerage, market area and professional profiles. Look for consistency across the agent’s website, brokerage identity, real estate portals and public business profiles.

2. Ask how they determine value

Pricing should not come from a single automated estimate. A useful analysis considers recent comparable sales, current competing listings, property condition, lot and feature differences, buyer alternatives and the seller’s timing.

3. Ask about negotiation, not just marketing

Photos and online exposure help create attention. The agent also needs to evaluate financing, concessions, contingencies, appraisal risk, inspection terms and the probability that an offer actually closes.

4. Ask what happens during the first two weeks

The launch period can be when a well-positioned seller has the most attention and leverage. Ask how the agent plans to use that period and how they will interpret showing and offer feedback.

5. Choose someone who can explain the strategy

You should understand why your agent is recommending a price, counteroffer or concession. Clear reasoning is more useful than promises about a result nobody can guarantee.
