How should I price my Orlando home?

Updated September 22, 2026 · By Matthew Hughes, REALTOR®

The best list price is not simply the highest number that can be defended.

Pricing is a positioning decision. Orlando sellers should consider what recently sold, what buyers can purchase instead today, how the property compares in condition and features, and how much urgency the launch price is likely to create.

Sold comps establish context

Recent comparable sales show what buyers and appraisers have accepted, but no two homes are identical. Size, lot, renovation level, pool, water access, garage count and micro-location can all affect comparison.

Active listings are your competition

A buyer chooses among the homes available now. If several alternatives offer more value at a similar price, the listing may struggle even if an older comparable sale appears to support the number.

Condition changes the buyer’s math

A renovated home can deserve a different position than a dated property, but improvements do not always return dollar-for-dollar. The question is how much the target buyer values the difference.

Launch with a plan

Pricing should connect to photography, property preparation, showing strategy and the seller’s timing. The goal is to create the strongest market response while protecting the seller’s overall objectives.
